A RICS Level 2 Survey typically costs less than a RICS Level 3 Survey, as it has deeper analysis and is a more comprehensive report.

Valuation add-on

Adding a private market valuation increases the cost of the survey fee, giving you an RICS-certified valuation.

Yes. A lender's mortgage valuation is done solely to protect the bank — it is not a survey and it does not protect you as a buyer. An independent RICS survey is the only way to know what you are buying.

A Level 2 Report is a thorough but standardised inspection suitable for most properties built after 1950. A Level 3 Survey is a more in-depth inspection essential for older properties, listed buildings, or anything with extensions.

The price you see in our calculator is the price you pay — fixed, with VAT included, and no hidden charges. The only exception is properties over £1,500,000, where we provide a bespoke quote.
